Creating Deals With Paper and Trades

Greenville, SC · February 4–6, 2027 · 40 seats

Hyatt Place Greenville Downtown

Bring a deal you can't close. Leave with a structure.

Three days working real situations: creating paper to retire debt, substitute collateral, wraps, bond for title, and trading equity for equity. Paper On Steroids and Present vs Potential using Options and Trades are both part of the class.

Most investors know how to buy a property. Fewer know what to do when the seller won't come off price, the bank won't lend, and neither side has cash.

Every deal is three things changing hands: cash, paper and title. The skill is seeing which one is actually moving, who ends up holding it, and in what order. Once you can see that, a seller who won't take a dollar less will very often take a different set of terms.

What the class covers

Included in the class

Paper On Steroids

Approved by the Society of Exchange Counselors and its Education Foundation. (opens in a new tab)

Fourteen numbered structures and six case studies, taught the way I learned them: a real situation, then the solution, step by step. It is the material I use in my own business.

  • Where the value in a deal actually sits (cash, paper or title) and which of the three has to move.
  • Turning equity into paper, and paper into a closing.
  • Debt that gets walked, replaced or retired without a bank.
  • Buying and lending against paper, including paper that isn't yours.
  • Getting between two parties who each hold half of a trade.

Present vs Potential using Options and Trades

Approved by the Society of Exchange Counselors and its Education Foundation. (opens in a new tab)

Start with a T-bar. On one side, what a property gives its owner today and what it costs them to keep. On the other, what that owner actually wants. The distance between the two columns is the deal, and this class closes it with options and trades instead of a price reduction.

  • When an option is the right instrument, and when it is the wrong one.
  • What option consideration can be besides cash.
  • Working with a seller whose basis is too low for a sale to make sense.
  • Keeping a 1031 buyer's exchange clean while the structure does its work.

Also covered

Paper, collateral and trades

  • Creating paper to retire debt.
  • Substitute collateral.
  • Wraps.
  • Bond for title.
  • Trading equity for equity.

How it's taught

A real situation. Then the solution. Then your deal.

  1. Situation

Every structure starts with a real deal: what the owner has, what it costs them to keep, and what they actually want.

  2. Solution

Numbered steps showing who holds what at closing, so you can see where each part of the deal fits.

  3. Your deal

Saturday is all case studies, solved in groups with the techniques you've learned. If enough attendees bring deals, your deals replace the case studies, and they're used as examples along the way.
