GEMS is a group of Upstate agents and investors who meet to work each other's problems — the listing that won't finance, the property nobody will buy at the price the owner needs, the owner who wants out but can't take the tax hit on a sale.
Instead of another price reduction, you put it in front of a room of people holding other property and find the trade.
If you're an agent, this is where the listing you're about to lose gets a second option. Bring it. Somebody in the room may hold exactly what your seller actually wants.
You don't need a real estate license to attend. Agents, brokers, investors and property owners are all welcome. What matters is that you're working on something real.
GEMS works the way the Society of Exchange Counselors has nationally since 1961. Its Education Foundation supports the teaching behind it.
