For private lenders
I'm the borrower. Here's exactly how it works.
I buy real estate — rental homes, land-home packages and small commercial property. When a particular purchase needs funding, I borrow against that property, and the person lending me the money receives a recorded first mortgage on it.

If you've never done this before, here's what that actually means.
- You're in first position. Your mortgage is recorded at the county courthouse against one specific property, ahead of every other claim. If I ever failed to pay, you'd hold the first claim on that property — the same position a bank holds when it writes a mortgage.
- Your money isn't pooled. It isn't combined with other people's, and you aren't buying a share of my company or a fund. It's one loan, on one property, with your name on the mortgage.
- You see the property first. The address, the title work, the appraisal or valuation, and the note itself — all of it, before you decide anything. You can drive by it.
- It's deal by deal. I'm not raising a fund and there's nothing to enroll in. When a purchase comes up that needs funding, I bring it to people who've told me they'd like to see that kind of thing. You look at that one deal and say yes or no. No commitment in between, and no obligation when one comes along.
- I sign personally. Twenty-six years and more than a thousand transactions in the same market, as a licensed Broker-in-Charge. I live twenty minutes from most of what I own.

Lending from a retirement account
A retirement account can hold a mortgage the same way it holds a stock or a CD — many people don't know that. It requires a self-directed custodian: a company that administers the account and holds the note in its name for your benefit. Setting one up usually takes a couple of weeks.
I can tell you how the mechanics work and which custodians other people I've borrowed from have used. I can't advise you on your own retirement account, and I won't try — that's a conversation for your CPA or your financial adviser, and there are IRS rules about who a retirement account may lend to that they should confirm for your situation.

What I buy
Manufactured housing communities and land-home packages in Upstate South Carolina, plus residential and commercial property in Georgia, Texas and Ohio.
If you'd like to see one
Tell me roughly what size loan you'd consider and what kind of property you're comfortable with. Nothing happens until something fits — then I'll call you with the address and the documents, and you decide.
Tell me what you're looking for
Every loan is secured by a first mortgage on real property. This is not an investment offering, a fund, or a security, and nothing here is tax, legal or investment advice.
