Courses
Most investors know how to buy a property. Fewer know what to do when the seller won't come off price, the bank won't lend, and neither side has cash.

Three ways to take a class
Attend one.
Dates go up as they are set. Upcoming classes and dates.
Bring me to your group.
I'll teach it at your brokerage, your association, your REIA or your exchange meeting. Book a session.
One-on-one.
Tell me what you want to work on and we'll do it on your deal. Ask about a one-on-one.

Paper On Steroids
Approved by the Society of Exchange Counselors and its Education Foundation. (opens in a new tab)
Every deal is three things changing hands: cash, paper and title. The skill is seeing which one is actually moving, who ends up holding it, and in what order. Once you can see that, a seller who won't take a dollar less will very often take a different set of terms.
The class works that through end to end — fourteen numbered structures and six case studies, taught the way I learned them: a real situation, then the solution, step by step. It is the material I use in my own business.
What we cover
- Where the value in a deal actually sits — cash, paper or title — and which of the three has to move.
- Turning equity into paper, and paper into a closing.
- Debt that gets walked, replaced or retired without a bank.
- Buying and lending against paper, including paper that isn't yours.
- Getting between two parties who each hold half of a trade.
Twenty-six years, more than a thousand transactions, and everything I teach is something I did. I'm an approved educator and moderator for the S.E.C. Education Foundation — the national body for creative real estate and equity marketing, founded in 1961.
Present vs Potential using Options and Trades
Approved by the Society of Exchange Counselors and its Education Foundation. (opens in a new tab)
Start with a T-bar. On one side, what a property gives its owner today and what it costs them to keep. On the other, what that owner actually wants. The distance between the two columns is the deal, and this class closes it with options and trades instead of a price reduction.
What we cover
- When an option is the right instrument, and when it is the wrong one.
- What option consideration can be besides cash.
- Working with a seller whose basis is too low for a sale to make sense.
- Keeping a 1031 buyer's exchange clean while the structure does its work.
Other classes
My own material, not approved through the Society of Exchange Counselors.
Why Equity Marketing?
Better brokers, bigger commissions.
An owner almost never wants cash. They want what they think the cash will buy them — and once capital gains and depreciation recapture are counted, a sale costs more than most owners have been told. This class teaches agents to read what a property actually gives its owner and what it obligates them to, work out what that owner wants instead, and then put it in front of a room of exchangors. A listing can look for a buyer. A room can find a trade — and somebody being willing to be the taker is the reason a transaction exists at all.
What we cover
- Why an owner almost never wants cash, and how to find out what they do want.
- What a sale really costs once capital gains and depreciation recapture are counted.
- Reading the benefits a property gives its owner and the obligations it puts on them.
- What a room full of exchangors can do that a listing cannot — and why someone has to be the taker.
